Townhome, condominium, single family home, duplex, triplex…the terminology can be so confusing! We had a chance to interview Amanda, who is the new home consultant for our townhome community, The Enclave. Amanda explains what a townhome is and how it differs from other offerings on the market!

How does a townhome differ from a condo?

This is something that is confusing! The association for townhomes and condos are set up the same. They may have different offerings on what’s included in the association dues, but they are set up similarly. The main difference between townhomes and condos is that the townhomes have two floors above grade - main level and upper level. The condos typically are more of a ranch style with the option to finish the lower level.

What are the benefits of living in a townhome vs. a single family home?

With a single family home, all of the maintenance is on your shoulders including all of the exterior - roofing, siding, landscaping, siding, etc. With townhomes, that maintenance is all taken care of and included in your association dues. If you go on vacation, you don’t have to worry about the lawn being mowed or your driveway piling up with snow, that’s all taken care of while you’re away. Another factor for single family is that yes, you can hire different companies to manage your yard, power washing, trash, etc. but you have to manage all of that instead of simply paying one fee and everything is handled.

What does the building process look like?

The building process is similar to building a single family home. We walk you through the entire process! You select your floor plan, and we provide selections options for you based on your preferred investment. After you’ve selected your floor plan and your interior finishes, let construction begin!

What are the benefits of owning vs. renting?

The biggest benefit of owning is having equity. When you’re spending the same amount or more renting than owning, why not put money towards your future self? Investing is smart! Another benefit of owning is that you can fix the interior how you’d like. You don’t have to worry about switching light fixtures out or painting the walls a certain color; you own the place! With a rental, you’re paying a lot of money and you have minimal freedom.

We appreciate Amanda coming on and enlightening us on townhomes vs. condos. I feel that I now have a better understanding of those two types of homes!
