AVB partnered with Hinman Company to build this four-story, multi-use, development that brought 135 new apartment units, as well as office space, and new corner restaurant or retail space, to Downtown Kalamazoo. The 158,824 square foot building has 121 market-rate apartments and 14 reduced rent apartments for people making 80 to 120 percent of area median income. Another 8,400 square feet of space was constructed for commercial use on the first floor. A roof patio, private balconies, fitness room, and bicycle storage are all featured amenities.

A single-level underground parking structure, built to accommodate 77 vehicles, is also included, as well as 85 additional surface parking spaces.

This development made extensive enhancements to the surrounding streetscape, including the addition of a bike lane, new on-street parking spaces, and a snowmelt system installed under public sidewalks to enhance walkability. 400 Rose is podium construction.

Additionally, 400 Rose Apartments has achieved LEED Gold certification. This certification was achieved by implementing practical strategies and measurable solutions in areas such as sustainable site development, water savings, energy efficiency, materials selection, and indoor environmental quality. One of the most visible aspects of 400 Rose’s sustainable design is the native plants and green-vegetative roofs on the private garages and rooftop lounge. LEED Gold Certification is proof that 400 Rose went above and beyond to ensure its space was constructed to, and is operated at, the highest level of sustainability.
