Overview of Projects
Corner@Drake: As a premier new retail development in Kalamazoo, Corner@Drake is anchored by international retailer Costco, and is positioned to become the new destination for Kalamazoo retailers, restaurants and more.
Stryker World Headquarters: This 80,000 square foot building, designed by World Trade Center architect Yamasaki, is the world headquarters for one of the most preeminent medical product and services companies around the world.
Western View Apartments: Sustainability was a large factor in the construction and administration of this two-phase, Design/Build project. Both phases were LEED Certified, with 95% of all waste on site diverted from landfills through recycling materials.
Trade Centre: This mixed-use development serves the gateway to Kalamazoo and Portage. It includes three- and four-story class A office buildings, two hotels, and is expected to add several restaurants and a third office building in the near future.
Woodbridge Hills: One of the preeminent mixed-use developments in west Michigan, Woodbridge Hills is an astounding 620 acre development that includes our AVB office as well as single and multi-family homes, condos, retail and office space.
Walgreens: AVB was selected as a preferred developer for Walgreens in 2004. Since this time AVB has successfully completed the development and construction of seven Walgreens stores in southwest Michigan and northwest Indiana.
Greenspire epitomizes the AVB focus on developing within the framework that has been provided by Mother Nature. It's developed on 109 beautifully treed acres that includes adjacencies and access to Hampton Lake and various wetland areas.
Individual Project Details
Corner@Drake is a premier new retail development located at the northeast quadrant of the U.S. 131 and Stadium Drive interchange in Kalamazoo (map). While construction on the 40 acre development began in November of 2013, land acquisition and planning took place over the course of more than 20 years as AVB envisioned the long-term potential of the property. The completed project will include new roadways, utilities and infrastructure to serve the development, as well as a landmark stone wall fronting Stadium Drive and Drake Road. Corner@Drake also has excellent has access to the entire Kalamazoo region, including Western Michigan University, Kalamazoo College, KVCC and the new WMU School of Medicine. The development is anchored by international retailer Costco, with a scheduled opening for the store in November of 2014. Stryker World Headquarters
A leader in the worldwide orthopedic market, Stryker has become one of the most preeminent medical product and services companies around the world. AVB worked closely with Stryker, the City of Kalamazoo, the City of Portage, the Michigan Department of Transportation, as well as the Kalamazoo/Battle Creek International Airport in order to develop and build the 80,000 square foot world headquarters. This building, shaped as a body’s joint as seen from the sky, was designed by World Trade Center architect, Yamasaki and was completed November 2006. The building includes a volume amount of glass curtain wall, tech-savvy conference rooms, a large company presentation space, and building cafeteria.
Western View Apartments
Western View Apartments completed phase I in 2011, and was the first new construction on-campus student housing at Western Michigan University in fifty years and added 330 beds for campus use. AVB completed the second phase of the project in August 2013, adding an additional 174 beds as well as a community building. In total between phases one and two, contributed 504 beds. On these LEED Certified phases, sustainability played a large factor in the construction and administration of the project, with 95% of all waste on site diverted from landfills through recycling materials. Other sustainable features included water efficient landscaping, access to public transportation, and the use of Low-Emitting Materials such as paint and flooring. In addition to coordinating the development of this project, AVB completed both phases of Western View as a Design/Build project.
The Trade Centre was developed by AVB and the Hinman Company as a planned, mixed-use 34 acre project built on Brownfield property that once was the site of functionally obsolete homes, the project now contains to large office buildings and a Courtyard by Marriott Hotel where construction began in 2003. Located at the northwest corner of I-94 and Westnedge, the development serves the gateway to Kalamazoo and Portage. The first Trade Centre building (750) is an 80,000 square foot, three-story, class A office building, 100% leased and provides homes to companies such as Plante Moran and Stryker. The second commercial office building (950) is 108,000 square feet over four stories. Trade Centre II. The 950 office building was finished in June of 2010. The first hotel building, the Courtyard by Marriott, was opened in the fall of 2013. Groundbreaking is expected for the second hotel, a Hilton Garden Inn, in May of 2014. The mixed-use development expects to add several restaurants and a third office building in the near future.
One of the preeminent mixed-use developments in west Michigan, Woodbridge Hills is an astounding 620 acre development that includes our AVB office as well as single and multi-family homes, condos, retail and office space. Almost 1,000 residential units along with various retail facilities surround an 18-hole private golf course designed by Arthur Hills. The course opened in 1981 with a ceremony that included golf legend Chi Chi Rodriguez. Woodbridge Hills was designed with a focus on cohesiveness between natural and architectural elements. As such, architectural standards remain high to this day and a fully functioning Architectural Review Committee reviews all aspects of landscape plans, architectural changes, or modifications.
AVB was selected as a preferred developer for Walgreens in 2004. Since this time AVB has successfully completed the development and construction of seven Walgreens stores in southwest Michigan and northwest Indiana. Walgreens is known for their re-development focus on first-rate corner properties which have come with a variety of development challenges. By working creatively, fairly and proactively with property owners, state and local officials, AVB has overcome these challenges to complete these projects. AVB’s newest Walgreens redevelopment site is at the corner of Stadium and Main in downtown Kalamazoo and marks our most urban Walgreens project to date. It features a more contemporary elevation with metal panel and glass architectural details and a pedestrian focus as the store site only 15’ from Stadium Drive and includes a 10’ trailway that has been dedicated to the City of Kalamazoo as part of the Kalamazoo River Valley Trail trail system.
Greenspire epitomizes the AVB focus on developing within the framework that has been provided by Mother Nature. Developed on 109 beautifully treed acres that includes adjacencies and access to Hampton Lake and various wetland areas, the Greenspire mixed-use development includes 384 units of one, two and three bedroom apartments. The apartment where “shoehorned” in between trees and almost give the impression that the buildings “grew” there. The apartment portion of the development surrounds a beautiful clubhouse that includes computer access, social space and fitness center, and an outdoor tennis facility. In addition to the residential component, the project has been designed to include another 100,000 sq. ft. of office and retail space, additional apartment buildings and townhouses. To date, 13,000 sq. ft. of retail space has been developed to serve the development and the surrounding community. Tenants included the Centre St. Tap House, Breakfast with Tiffany’s, Sticks and Stones and Biggby Coffee. The entire development benefits by being adjacent to the Gourdneck Lake State Game area and various trailways throughout.
